today i got a call that the front door latch wasn't working right.
I came to the space and checked it out, and it's definitely getting sticky -
trying to open the door right after activating the latch release sometimes
doesn't work. Trying a second time works.
I fiddled with the solenoid latch and tried to identify the problem but i can't
see anything specific that's going wrong.
This latch was just purchased a couple of months ago and i'm guessing it was
hundreds of dollars. It's a really fancy thing. Maybe it has a warranty?
I don't see a good place to put in lubricant, and sometimes that makes things
worse. So especially since this thing was fancy and expensive, i think we
should be careful and do the right thing.
Hopefully it's not going to get worse, but I expect that since it was fine
before and now it's not, it's just going to produce more complaints. We might
have to put up a sign or something.
Next time I work on the front door, i'll put a louder speaker on the access
system so that people can better hear the beep indicating that they should pull
the door open.

It has been sticky with a regular key entry for a few weeks but today was
smooth as … idk something not sticky

From what the installer told me, the supplier could not get them
for $500, but that was purchased from Ebay for $200.( prices may vary...)
No Warranty, as is.
However, we have an enormous expertise
in the person who installed it.
Thank him,
and let him know it needs a bit of adjustment.
If you demonstrate it for me,
I have the perfect adjustment device.

Tonight when I came in the smaller of the two double doors at the front
wasn't latched and I could enter without a card.
Ian identified that it was also a matter of something being "sticky". The
long pipe that connects the top and bottom latches on that door to the
panic bare has a tendency to get stuck in the "up" position. Manually
forcing it down works. I jiggled it a bunch and it seems less likely to
stick now but I could still make it stick by lifting it up and letting it
go gently. Could be it needs a stronger spring. Could be it just needs oil
in the internal mechanism.

I’ll mention this to bain. This is a cheap knock-off version of this panic
bar type to save cash, since it was 1/5th the price. Due to the very short
door width on the inactive side there aren’t a lot of options, basically
it’s just two: very cheap or very expensive. Let’s see how regular
maintenance, oiling etc works.

it seems like people are still having trouble with the electric latch on the
front door.
I would like whoever installed it and is responsible for it to weigh in on what
kind of lubrication we should be using with it, because if we put the wrong
kind in there, it will not only not work, but it will need to be cleaned out
before we can use the right thing. So lets just do it right the first time.
If there is nobody we can ask, my first guess will be powdered graphite
lubrication. I want to stress that this latch is an important part of our
building and we need to get it working right.
If the latch doesn't function reliably with a normal amount of force, it will
not work for the automatic door opener that we are going to install (which has
been ready for installation for years now)
