Hi All,

 

I am late as usual to add my voice.  Please, let’s take the elevator upgrade assistance request at its face.  First of all, we are metaphorically in this boat together, so it is in our best interest to share in the concern for its outcome and implementation.  It is difficult to see it as just an us vs him issue.  Let’s consider the facts:

 

1.       The building is owned by George, who is responsible for its safety, and maintenance. It is his responsibility to maintain the building for our use as an on-going operation, and it should have little or no impact on us,  since the cost estimates are accounted for as a component of our leases or rents.  Thus, if the elevator upgrade is for maintenance, we need only be informed of forecasted,  temporary disruptions of service as the upgrade proceeds.   

2.       If the elevator upgrade is for building improvement providing safety, utility of use or other service advantages to the tenets, then we should indeed be consulted for our agreement or notification.  As tenets receiving the benefits, we can be expected to pay the cost of advantages gained from them.  The question is how will it be done?  

(a).  Is the request for a one-time assessment, charge and payment to cover the expected cost, and forego future rents or lease increases for a defined period?

(b).  is this request a notification of an impending increase in the rent or leases to cover the costs of the upgrade?

(c).  Is this a request from the owner, soliciting tenet approval or disapproval for the upgrade, before proceeding with the project?

 

I think It would be beneficial to have a meeting to form a committee to review, investigate and clarify this matter.  We can then query George for the details of the issues surrounding his proposal or notification, and define the benefits expected and for whom are they destined.  We can then inform all of the tenets, and suggest the most mutually beneficial course of action. .

 

I am willing to serve on such a committee.

I know! Tell him that since the 3% rent increase will add up to around $500 by the end of the year, he'll double down if he can hold out till next December...and that if you were to pony up that you expect, at the very least, a brass plaque mounted inside the elevator listing all of the donors that made this ride possible. Or that we have a time machine in beta testing and that "where we're going we don't need elevators" while stuffing compost into your backpack.

In other words, anything but "yes."
