*Half the room will still be avavilable, and could be Sudo's for approx $2k/month.

**They want to make $8k/month from the artist spaces + workshop + coworking + movie studio + VRLAB + kitchen, so any combination works for them. We can offer creative solutions. For instance I suggested:
*Pay upfront for a year could be cheaper, because they would have a larger downpayment on their loan. They accepted.

*It is 10 minutes walk from McArthur BART
