The Board already made a "purpose"-type statement in the paperwork we recently submitted to the Secretary of State for California. I think the question now is really: Who on the Board can meet up with this lawyer, and when? I am pretty swamped with work, but could potentially step up this weekend if no one else realistically can. Do other folks have some availability?

Tax-defaulted properties in Oakland can be purchased for taxes due, which can be less than $30K in some cases. Basically any property that is more than 5 years behind on property tax can be petitioned for purchase by a 501c3. It would not go to auction.

Indeed. However you could own a property outright for less than one years rent. If needed it could be rented out or sold to another 501c3 or local government entity.

Obviously the educational activities of Sudo Room would qualify as a public benefit or charitable purpose. There's also a number of other qualifying purposes having to do with community welfare, defense of human and civil rights secured by law and so on.
 
Once 501c3 status is obtained then it is possible under California law to acquire tax a foreclosed property for the price of taxes due only. There are a number of interesting properties available in Oakland that would serve your purposes.
