  • I spoke with Laurie for a while the other day re: the usual tenant/landlord problems, namely, building security and common-area/bathroom cleanliness.�

  • Out of this discussion I have two proposals to bring to SUDO and BAPS, regarding these two issues.

  • I should preface what follows by saying, the meat of whats proposed here involves improvements to the building infrastructure by us, and for the most part taking on responsibilities that George and Laurie as landlords should really be responsible for, but will not do. This is unfair, exploitative, even galling, but the reality IMO is that things have escalated to a point that I think if we want to remain in the building, and not fight every day with george threatening eviction blah blah blah, we just have to be the grown-ups here and take care of business by hacking these problems into oblivion so we can focus on our own shit. It's clear to me anyway that no one will fix these issues but us, so:

    • Proposal #1 - access/security:

    • New(?) security policy:�

    • The last person to leave SUDO/BAPS area, or the last person there if you are crashing there, will:

    • - Check all the 2nd floor bathrooms, hallways and stairs for people before leaving / turning in. The person bottomlining any BAPS class that gets out in the evenings, should always do this before leaving, even if there are still people at SUDO.

    • - Make sure the top-of-the-stairs door by the bathrooms is deadbolted before leaving at night

    • - Ask anyone you don't personally recognize what's up with them / who they are when leaving at night

    • - If you are bottomlining an event at night, make sure you are the last one of those attending to leave, or that someone from SUDO/BAPS is still there to follow the above policies in your stead..

    • New / fix security infrastructure:�

    • * What should happen, but won't: George should install a professional intercom and working keypad entry system for the other 2nd-floor tenants that rely on the 22nd St door, and augment security to the top-of-stairs door by the bathrooms.�

    • * What we can do instead:�

    • - Hack together intercom/door-buzz system for the 2 other tenants that rely on 22nd st, as we have done at SUDO.�

    • - Fix the keypad entry so it doesn't break everyday, involving: fabricate a chassis for the unit, secure it and all cabling up off the ground to the wall, and patch whatever software may be malfunctioning on the unit. (Who set this up?)

    • - Also secure the new desktop PC down there controlling the street-facing webcam and its cabling to the wall off the floor, and eventually make the cam feed accessible to the other 2 building tenants. (Who set this up?)

    • - Top-of-stairs door adjacent to the bathrooms: Modify/replace door handle lockset to one which always locks - ie, is always locked from the outside, but always openable from the inside, and cannot be left unlocked unless it is propped open. In addition, install a door-closer at the top of the door.�

    • - Install GoogleVoice / SIP # to the computer/kiosk by the elevator, that George/Laurie can call to get ahold of whoever is there, that we should all keep an ear out for and answer. Right now they have a hard time doing this, since the population of on-site SUDO/BAPS members shifts, ie there is not just one person they can call.�

    • Laurie will pay for cost of parts in the above proposed changes, provided it is not 1000s of dollars...but obviously not the labor we put into it, I don't think.

    • Note with the above changes, SUDO/BAPS folks will always use the elevator. Everyone else, such as the other tenants on the 2nd floor that use the 22nd st entrance, will buzz people in via the intercom, then walk to the top-of-the-stairs door near the bathrooms, and let people in. And the 22nd St door will remain locked most all of the time.

    • Proposal #2 - Cleanliness in shared areas.

    • - Before any big events at SUDO/BAPS, whoever is bottomlining the event should stock the bathrooms with extra TP. I am going to ask Laurie to pay for the TP or include it in our utilities etc., and that it be stored in a space we can get to.

    • - After any big events, the persons bottomlining it check the bathrooms before leaving and:
    • - empty the trash�
    • - replace any missing / run-out TP so the rest of the tenants the next morning can still wipe their asses
    • - If there is a shitstorm in one of the bathrooms (a la the fecal swastika's of last week), clean it up, and pull in people to help you as needed.

    • - When the trash fills up in our space, take the trash bag and the key to the trashroom/roll-up door in the alley, empty it, and put in a fresh bag. There are two keys for the trash room, one in SUDO room and one in BAPS (both hanging on a hook on the wall.) Trash bags are found under the sink in the common area, as well as in SUDO room. Note there are also small bags for the compost containers.

    • That's it.. there are some questions regarding who will be responsible for maintaining the security infrastructure once it's installed -if we wanted that to be us, we will charge George and Laurie for that (get money taken off our rent.)
