Should I try to get a contact at Etheric Networks? I know there have fiber
running down near Jack London heading North to Emeryville.

The 2gbit is not actually 2gbit, their network is
probably greatly
oversubscribed and they are counting on people not to actually ever use it

I talked to Monkeybrains and Comcast today.
Monkeybrains are coming to West Oakland in a couple of months and I told
them about the Omni and that we could maybe come to an agreement if they
want to put in fiber and service the neighboring apartment buildings. They
noted it down but seemed only slightly interested and said to check back in
two months.
Comcast claims to have a 2 gigabit connection available at the Omni
building. It would cost $1k in installation and $320 per month. They have a
separate team that deals with gigabit and that team will call me in the
next two days. I'm going to get them to send me the contract so we can
check it over before signing up, but this seems like a really good way to
go until we can find something better.
More info on the comcast 2 gigabit after talking to their rep today.
There is a two year contract with a large fee if you want to end it early.
You cannot even move the service to another house if you move. This is
residential service only and sharing is disallowed. I asked if it was ok
for me to have an access point with no password at my home and the
representative told me very clearly that it was not allowed. We should talk
about it more on Tuesday.
