Hey Paige,
We are still in communication with the roofing company and they are
determining if there is anything left that falls within their scope to
cure. Books reached out on 12/13 but we were not able to connect. I did
relay an extensive report to the crew based on my findings and discussions
with folks on site on 12/17 which led to their visit on 12/23. They may
also be stopping by tomorrow 12/27 to address the small leaks along the
parapet wall which is primarily what they were testing on 12/23. With the
exception of an out of scope issue that affects the second floor conference
room, there wasn't much else that they were able to do.
There is a possibility that based on the high winds that some leaks may
come in through the vents which are openings in the building that cannot be
weatherproofed. The first and last picture I attached shows the vent on top
of the sudoroom skylight. The roofing company was able to install the TPO
roof membrane along the edges of the skylights and over the curbs, but they
did not touch the vent that is affixed to the glass that is shown on the
close up picture. The second picture of a roof vent shows a brown colored
streak where there has been water intrusion in the past, and could continue
to pose minor water intrusion risks in the future. This has nothing to do
with vent defects or lack of proper sealant which is visible further down
the vent shaft but is simply a function of the vents design.
The end of this week will be extremely telling. If anyone witnesses new
leaks anywhere in the building please report it to me ASAP.

We did see some leaks but perhaps we noticed them before the roofing was
100% done in the Sudo Room area: On 12/16 there were leaks at each
skylight. Books mentioned they would talk to you but I didn't get a report
back.
We will let you know if we see any leaks going forwards. No extensive
water removal was needed this season which was great! Thank you!
