Hey all,
George has offered to replace the hydraulic system in the elevator, which
is a $1500 job according to him. He wants to ask sudo room for $250 and the
public school $100 to cover part of the cost.
I'm unsure how this fits with regard to our lease, but either way we should
figure out how to respond at the next meeting.

thought, let's call them "favors" since the word "job" usually
implies
compensation- he now expects sudo/BAPS to cover the overhead costs on HIS
building? The man has no shame.

by the end of the year, he'll double down if he can hold out till next
December...and that if you were to pony up that you expect, at the very
least, a brass plaque mounted inside the elevator listing all of the donors
that made this ride possible. Or that we have a time machine in beta

I've given it some thought and can definitely understand the inclination to
help George out in the interest of improving our relations, but it's just
that, in my own experience doing that - buying goodwill with George with
cash, or favors large and small i.e. free labor - doesn't actually work..he
just forgets basically, or takes it for granted totally, i.e. comes to
expect it, and in a week he will be again yelling at one of us about
anything thats on his mind, or dragging garbage all over the space, and
continuing to use our trash service for the entire building,
and unilaterally shutting off the AC which we cant turn back on unless he
accidentally leaves the roof access open...and basically you know, doing
whatever the hell he wants regardless of how it affects us. This is a guy
who regularly yells at me or hangs up on me while i am in the very act of
helping him. Laurie is not the greatest but she is not like that, and I
would kick down if it was just her running the building. But it's George's
building, and his general inclination seems to be to treat his
tenants poorly, and this goes for every tenant in the building (Ive talked
with all of them), not just BAPS/Sudo.
I think we should tell him our combined discretionary funds have already
been allotted to the rent increase.

The (not so) funny thing is that this request comes on the heels of a rent
hike.
If I were the one being asked, what I would say would be "Sorry, not my
building, not my problem, good luck." What I would WANT to say is "Unless
you agree that I can take the parts out of the elevator that I'm paying for
with me when I move out- or, better yet, be reimbursed for them- I would
sooner free climb the outside wall with my bike in my teeth in a hailstorm
before covering your ends."
There's something about this guy that brings out the troll in me. Not that
I would ever act on it but...it's like, you're A FUCKING LANDLORD, behave
like one. A few years back I had a bad run-in extremely sketchy/irrational
landlord who was sort of like the female version of George, so maybe it's
PTSD. Who knows.
BTW, I'm sure everyone here realizes that what I'm saying is (mostly) in
levity....I would love to straighten the guy out personally, but I don't
see what purpose it would serve other than giving him a real reason to yell

I think this has gone far enough. I like yar's idea to get his request in writing,
and respond negative very clearly in writing.
I volunteer to participate in any face to face discussions with our landlords if needed -
we need to address all such unacceptable proposals squarely.

Further, thinking tactically, do we want the elevator to be safer and break
down less regularly? Perhaps we could negotiate. This is an option.

Well, sure, we all want a safer elevator...but at the expense of George
running roughshod over any semblance of normal landlord/tenant relations?
If the bargaining chip involved George voluntarily attending anger
management classes and acting on the concerns of his tenants in the future
in a responsible and rational manner, I'd probably give it a pass....but
whenever someone lets him get away with shady/illogical shit, in my mind
it's the same as tacit approval.
I don't want to troll or be the devil's advocate but I agree with yar...if
he wants it that bad, let's put it in writing then take it from there.

others do similar things as well. This is an investment in the very basic
agreement that the main space remain common, shared with others, that
ultimately builds report and trust with the landlords.
So, from my point of view, I see this situation as "Do we want the elevator
fixed or not?" and essentially I lean more toward negotiate and get it
fixed. Otherwise, I think we'd expect a much longer, more complicated
affair with little resolution.

This is consistent with asking for a written notice e.g.: "George, can you
send us a written notice over email about the elevator, including a quote
and what you need from the sudo room?" then talk about our options.

and maintenance. It is his responsibility to maintain the building for our
use as an on-going operation, and it should have little or no impact on us,
since the cost estimates are accounted for as a component of our leases or
rents. Thus, if the elevator upgrade is for maintenance, we need only be
informed of forecasted, temporary disruptions of service as the upgrade
proceeds.
2. If the elevator upgrade is for building improvement providing
safety, utility of use or other service advantages to the tenets, then we
should indeed be consulted for our agreement or notification. As tenets
receiving the benefits, we can be expected to pay the cost of advantages
gained from them. The question is how will it be done?
(a). Is the request for a one-time assessment, charge and payment to cover
the expected cost, and forego future rents or lease increases for a defined
period?
(b). is this request a notification of an impending increase in the rent or
leases to cover the costs of the upgrade?
(c). Is this a request from the owner, soliciting tenet approval or
disapproval for the upgrade, before proceeding with the project?
I think It would be beneficial to have a meeting to form a committee to
review, investigate and clarify this matter. We can then query George for
the details of the issues surrounding his proposal or notification, and
define the benefits expected and for whom are they destined. We can then
inform all of the tenets, and suggest the most mutually beneficial course of
action. .
I am willing to serve on such a committee.

I know! Tell him that since the 3% rent increase will add up to around $500
by the end of the year, he'll double down if he can hold out till next
December...and that if you were to pony up that you expect, at the very
least, a brass plaque mounted inside the elevator listing all of the donors
that made this ride possible. Or that we have a time machine in beta testing
and that "where we're going we don't need elevators" while stuffing
compost
into your backpack.
In other words, anything but "yes."
